1060 Brickell (Miami): what the official records say

Updated October 23, 2026

$475,000

1060 Brickell is a two-tower condominium on Brickell Ave, Miami, under a single parent folio. This page gathers its recorded sales over the last 24 months and what the Property Appraiser, HUD, DBPR and FEMA show for it, with their sources. What is not on record is marked as pending official confirmation.

How we checked it

Median of the 13 residential sales the Property Appraiser qualified between October 22, 2024 and October 22, 2026.

Read in the Miami-Dade Property Appraiser, the Clerk's official records, the HUD list, the DBPR SIRS database and condominium registry, and the FEMA MSC. It is a summary of records, not an inspection or an opinion on the building. Checked October 23, 2026.

Why it matters

It is a single condominium with two towers and two mailing addresses (1050 and 1060 Brickell Ave) under one parent folio. This page covers the whole condominium; the market section declares which address the sales were enumerated under and which sweep is still pending.

Building data

In the records read, the two towers form a single condominium, with its own parent folio (the number the county uses to identify the complex; each unit has its own). This page covers that condominium. The identity data comes from the Miami-Dade Property Appraiser (the county office that keeps the record of every property), read on October 21, 2026, and from the DBPR official condominium extract, updated on October 17, 2026.

The market in the public record

These figures come only from public records, not from listings or the MLS. The package was built this way: the instruments recorded between October 22, 2024 and October 22, 2026 were enumerated in the Clerk's Official Records (113 cards in the window; with the deed filter, 31 unique instruments) and each sale was verified unit by unit at the Property Appraiser. Only a residential sale with a positive price and the "Qual by exam of deed" qualification counts. Excluded: transfers with no real or market price (corrective deeds, QCDs, $100 sales, sales between linked parties), sales with atypical exposure or motivation, and life estates (16 in total), plus deeds the Property Appraiser has not processed or qualified yet (they are declared and never counted). No instrument covered more than one unit and there were no accessory sales. Price and qualification come only from the Property Appraiser.

Coverage caveat: the enumeration was done under the address "1060 Brickell Ave". The condominium has a second mailing address, "1050 Brickell Ave", and a complementary sweep under that address was left pending for the monthly refresh: the figures above are the ones verified over the enumeration actually performed. Two deeds in the window (units 3117 and 2011, recorded in September and October 2026) do not count because the Property Appraiser has not processed or qualified them yet: they enter the next refresh. And one exclusion rests on a declared inference: the second deed for unit 202 (September 2025, same parties, 15 days after the qualified sale) was classified as a corrective re-recording based on its pattern; the deed image was not viewed.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification and state structural inspection (milestone inspection)It is not due yet by age: built in 2008, the building reaches neither the 25-year nor the 30-year threshold of the structural inspection regime in 2026. Under the DBPR framework, its first age-based inspection would fall around 2033 (25-year scenario) or 2038 (30-year scenario). No early inspection was read in the sources reviewed.DBPR, official inspections page, and Property Appraiser (year 2008), package of October 22, 2026
Reserve study (SIRS)The study's submission appears in both DBPR lists (DBPR is the Florida agency that oversees condominiums). In the list of submissions before July 2025: "1060 BRICKELL CONDOMINIUM", Miami, ID 289470 (that row carries ZIP code 33133; the building's is 33131). In the list from July 2025 on: "1060 BRICKELL, A CONDO" / "1060 BRICKELL CONDO ASSN INC", Miami 33131. The lists carry no street address, so on their own they do not confirm the identity, and they show only complete submissions, exactly as each association submitted them. The study's content is not public in the database: pending official confirmation.DBPR, SIRS database (lists read on October 21, 2026)
FHA loan (HUD condominium list)No record for this condominium: the exact search and the search by "Brickell" (18 records) returned no project at 1060 Brickell Ave, and the search answered "NO RECORDS MATCH YOUR SELECTION CRITERIA". In the list's terms: not listed, not approved as an FHA project as of the reading date.HUD, Condominium Lookup, October 21, 2026
Flood zone (FEMA)Zone AE at the point checked. The point sits on the edge: to the east, zone VE (EL 14) begins, and LOMR 10-04-5593P is on record adjacent, effective since September 30, 2010. Declared panel discrepancy: the MSC reported panel 12086C0316L, but the point's FIRMette shows panel 12086C0314L; the effective date is September 11, 2009. This page declares both numbers and does not pick one.FEMA MSC (NFHL), FIRMette of October 23, 2026
Special assessments (extra charges the association splits among owners)Pending official confirmation: no minutes or association document setting a special assessment for this condominium was read. The current amount of an assessment, if there is one, is not a public record. No public record read, October 22, 2026
Court casesPending official confirmation: no public record of cases for this condominium was read in the sources consulted. No public record read, October 22, 2026

What to ask before you offer

What the public records do not show is held by the condominium's association. Ask for it in writing and keep the answers:

  • The certificate of occupancy date and the state structural inspection (milestone): the age for that inspection is counted from the certificate of occupancy; also ask whether the City of Miami served notice of any early inspection. The guide on 40-year building recertification explains each step.
  • The SIRS with its reserve plan: the study's submission is on record with the DBPR, but its content is not public. Ask for the full study and the current reserve level. If the association does not have them, ask it to say so in writing.
  • Approved or pending special assessments: the minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force). The guide on the extra condo charge explains it.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • Whether there is any "Unsafe Structures" case (the process a jurisdiction opens when a structure does not meet the building code). The guide on Unsafe Structures in Miami-Dade explains it.
  • If you plan to use an FHA loan: this condominium does not appear on HUD's list; ask your lender about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you should verify):

  • The unit's exact HOA dues: they vary by unit (they are split by square footage and ownership interest); no listing or public record sets them for your unit.
  • The current special assessment amount: the amount and payment method exist only in the association's documents.
  • The current rental, Airbnb and pet rules: they live in the association's documents, not in the public record; ask for them in writing.
  • The association's budget and reserve level: the association's internal documents, for owners only.
  • The building's status on lenders' confidential lists: none of those lists is public; your lender confirms it.
