Why it matters

This page covers only Mediterranean Village Condo No. Two (3700 Island Blvd, Aventura, folio 28-2210-069-0001). Condo # One (3900 Island Blvd) is a separate condominium: what is on record for one does not apply to the other.

Building data

Each row says what the record shows, where it comes from and when it was read. Everything below is only about No. Two. The Property Appraiser is the county office that records and values every property; the "folio" is the number it identifies it by.

The market in the public record

Recorded sales of the last 24 months (October 22, 2024 to October 22, 2026), qualified by the Property Appraiser. Only sales the PA marks "Qual by exam of deed" or "Sales which are qualified", with a positive price and unaffiliated parties, count. Corrective deeds, $100 deeds, transfers to one's own trusts and life estates do not count; neither do deeds the PA could not process, which are stated separately. No MLS data: this page uses only public records.

What to ask before you offer

No record publishes this. The association has it, and you ask for it in writing, through the seller.

  • Estoppel certificate (a statement of the unit's account): the seller, or whoever the seller designates, requests it from the association. By law the association issues it within 10 business days and must list the special assessments already owed and those scheduled (Statute 718.116). More in the guide on the condo special assessment.
  • Milestone inspection report and its summary: ask whether it exists, when it was filed with the City of Aventura and what repairs it calls for. According to the DBPR, the full report and its summary are posted on the association's website when it is required to have one. More in the guide on building recertification.
  • SIRS: ask for the study. The law requires the association to keep it among its official records for 15 years (Statute 718.111).
  • Board minutes and budget: look for any special assessment that was voted, even if it is not being collected yet.
  • Which condominium the unit belongs to: the county has two with this name. Ask for the deed (declaration) of the unit you are looking at and confirm it is No. Two.
  • City cases: ask the City of Aventura's building department whether the building has open inspections or violations. We did not read that record.
  • FHA loan: if you plan to use one, the lender checks HUD's list and verifies the individual unit. More in the guide on building approval for FHA.
  • What is not public (but you must verify): the unit's exact dues (they vary by unit, split by square footage and percentage of interest); the current amount of any special assessment; the current rules on rentals, Airbnb and pets (they live in the association's documents, not in the public record); internal budgets, reserves and minutes (the law reserves them to owners); and the project's status on confidential lender lists.
