Palm Bay Yacht Club (780 NE 69th St, Miami): what the official records say

Updated October 23, 2026

$385,000

Palm Bay Yacht Club is the condominium at 780 NE 69th St, in the City of Miami (237 units per the DBPR). It is not the Palm Bay Condo at 770, on the same street. This page gathers its recorded sales of the last 24 months and what the DBPR, HUD and FEMA show, with source and date.

How we checked it

Median price of the 14 recorded qualified sales between October 22, 2024 and October 22, 2026, per the Miami-Dade Property Appraiser. Turnover: 2.95% per year.

Sales enumerated from the Clerk and verified unit by unit at the Miami-Dade Property Appraiser; SIRS read in both DBPR lists; FHA status read on HUD's list; flood zone read at FEMA's Map Service Center with the caveat stated on the page. Checked October 23, 2026.

Why it matters

Three buildings on the same street have "Palm Bay" in the name. This page covers only Palm Bay Yacht Club, the one at 780 NE 69th St (folio 01-3218-062-0001): it is not the Palm Bay Condo at 770 or the one at 720.

Building data

This data comes from county records and the Florida condominium database (DBPR). Identity was read at the Property Appraiser on October 21 and 22, 2026, and sales on October 22, 2026; SIRS and FHA status come from the October 21, 2026 baseline.

The market in the public record

The sales in this section are the ones recorded at the Miami-Dade Property Appraiser between October 22, 2024 and October 22, 2026 (24 months). They were enumerated from the Clerk's official records by the address "780 NE 69 ST" and verified unit by unit; price and qualification come only from the Appraiser. Only the ones the Appraiser itself qualifies ("Qual by exam of deed") count: corrective or quitclaim (QCD) deeds with minimum consideration and life-estate interest transfers stay out, though the package enumerates them. Deeds the Appraiser has not yet processed are declared and never counted. There are no MLS figures: the MLS is private and does not belong on this page.

Package notes: unit 1608 sold twice in the window and counts twice. Two sales with a trust as a party (units 2001 and 905) count because the Appraiser qualified them. The "T" units (T-1B, T-1D) are residential folios at the Appraiser, not accessory units. One file in the enumeration (2025R782250, unit 2308) turned out to be a mortgage per its Clerk detail page, not a sale. The Clerk declares its coverage through October 19, 2026. Excluded by the Appraiser's classes: 11 transfers (8 corrective or QCD deeds with minimum consideration —including one at $25,000 excluded by its class despite the positive price and two at $0 to the owners' own trusts— and 3 life-estate interest transfers at $100). The enumeration covers only 780: the Palm Bay Condo at 770 was left out of the whole pass.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
Recertification (the age-based inspection the city requires)The building is in the City of Miami, which states on its official page that it recertifies structures under the Miami-Dade County Code and takes inquiries at buildingrecertifications@miamigov.com. No official document with the status of this recertification was located: pending official confirmation.City of Miami, recertification page, October 20, 2026
State structural inspection (milestone inspection)Pending official confirmation: no official document with its status was located. Given its year built (1982), the building is in the age-based inspection (milestone) cycle, but no document read states where its process stands. No document located, October 22, 2026
Reserve study (SIRS)It appears in both lists of the DBPR SIRS database (DBPR is the Florida agency that oversees condominiums). In the list of submissions before July 2025: "PALM BAY YACHT CLUB CONDOMINIUM ASSOCIATION," Miami 33138 (ID 206826). In the list from July 2025 on: project "PALM BAY YACHT CLUB CONDO, THE," association "PALM BAY YACHT CLUB CONDO," Miami 33138. The database shows what each association submitted, without the date of each submission. The study's contents and the reserve level are not public in the database: pending official confirmation.DBPR, SIRS database (lists from the October 21, 2026 baseline)
FHA loan (HUD condominium list)No record for this building in Miami. The search by the name "PALM BAY" in Florida returns projects in other cities (the city of Palm Bay, in Brevard, and Kissimmee, in Osceola); the search by ZIP code 33138 returns 12 projects, none of them this condominium. On the list, the building is neither listed nor approved as an FHA project as of the reading date.HUD, Condominium Lookup (October 21, 2026 baseline)
Flood zone (FEMA)Read with a caveat. FEMA's Map Service Center assigns the address panel 12086C0308L (in effect since September 11, 2009, City of Miami). In the NFHL viewer, the labels around the point read Zone AE (EL 9) to the west, Zone AE (EL 10) to the east and Zone VE (EL 10) over the water and the marina to the south. That the parcel itself straddles AE EL 9 and AE EL 10 is an inference from those labels, not a textual FEMA determination: this page does not assign a single zone to the building.FEMA, Map Service Center and NFHL viewer, October 22, 2026
Special assessments (extra charges the association splits among owners)Pending official confirmation: no minutes or association document setting the amount of a special assessment in force was read. The current amount of a special assessment is not a public record. Not read on October 22, 2026
Court proceedingsThe Miami-Dade Clerk of Courts (the courts' records office) search, according to its own page, requires a security check or an account, and was not consulted: pending official confirmation.Miami-Dade Clerk of Courts, October 22, 2026

What to ask before you offer

What the public records do not show is held by the building's association. Ask for it in writing and keep the answers:

  • The recertification status: the city's notice, the report filed and the letter with which the city closed it, if they exist. And the state structural inspection (milestone) report. The guide on 40-year building recertification explains each step.
  • The full SIRS and its reserve plan. The DBPR list only confirms the study was submitted; the association holds its contents.
  • The document setting the special assessment in force: amount, the unit's balance and the payment schedule. If the association took out a loan for the work, ask who pays it and how. The guide on the extra condo charge explains what to ask for.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • That the unit belongs to this building: the deed and the unit's folio must begin 01-3218-062. The Palm Bay Condo at 770 NE 69th St carries a different folio (01-3218-045) and is a different building.
  • The minutes of the last two years and the unit's account statement letter (the "estoppel": what the unit owes the association and the charges in force).
  • If you plan to use an FHA loan: the building does not appear on HUD's list; ask your lender about the list and about single-unit approval. The guide on a condo with an FHA loan explains how to read the list.

What is NOT public (but you must verify): the unit's exact dues (they vary by unit), the current amount of a special assessment, the current rental, Airbnb or pet rules (they live in the association's documents, not in the public record), the association's internal budgets and reserves, and the building's status on lenders' confidential lists.
