Updated October 23, 2026

$269,000

Cricket Club is the condominium at 1800 NE 114th St, in unincorporated Miami-Dade County (220 units per the DBPR). This page gathers its recorded sales of the last 24 months and what the DBPR and HUD show, with source and date.

How we checked it

Median price of the 22 recorded qualified sales between October 22, 2024 and October 22, 2026, per the Miami-Dade Property Appraiser. Turnover: 5.0% per year.

Sales verified unit by unit at the Miami-Dade Property Appraiser; SIRS read in both DBPR lists; FHA status read on HUD's list. Checked October 23, 2026.

Why it matters

Only what appears in a record goes in here, with its source and its date. What does not appear is marked "pending official confirmation": it does not mean the fact does not exist, only that no official document read says so.

Building data

This data comes from county records and the Florida condominium database (DBPR). Sales were read at the Property Appraiser on October 22, 2026; the rest on October 20, 2026.

The market in the public record

The sales in this section are the ones recorded at the Miami-Dade Property Appraiser between October 22, 2024 and October 22, 2026 (24 months), verified unit by unit. Only the ones the Appraiser itself qualifies ("Qual by exam of deed") count: corrective deeds, self or family trusts, $0/$100 transfers, sales to government agencies and atypically motivated cases stay out, though the package enumerates them. Deeds the Appraiser has not yet processed are declared and never counted. There are no MLS figures: the MLS is private and does not belong on this page.

Package notes: units 604+605 count as one transaction ($515,000): a single deed covers both and the Appraiser repeats the same row on the two folios. Two of the qualified sales were made by the association itself ("THE CRICKET CLUB CONDOMINIUM, INC.", units 1502 and 404): they count because the Appraiser qualifies them, and the possible affiliation stays declared here. One instrument (2026R437226) reads "1300 NE 114TH ST, UNIT 1504", an address that does not belong to this building; it could not be tied to any folio and was not counted. The Clerk's notice says records through October 16, 2026, but an instrument recorded on October 21 appeared: both facts are declared.

What the records show today

One row per topic. "Pending official confirmation" means no public record showing it was read. It does not mean the fact exists or that it does not exist.

TopicWhat the record showsSource and date
RecertificationRecertification is a periodic inspection the county requires of certain buildings. According to the county portal, it comes at 30 years for inland buildings and 25 years for coastal buildings, and every 10 years after that. That is Section 8-11(f) of the Miami-Dade County Code; in the original: "at 30 years for inland buildings and 25 years for coastal buildings and every 10-year interval thereafter". If it is not obtained in time, the same portal says, the property is referred to the county's "Unsafe Structures Section" and an enforcement case is opened. This building's recertification case status is not published case by case on this page: ask the association using the document checklist in "What to ask before you offer", or look it up on the county portal with the reference folio.Miami-Dade County recertification portal, October 20, 2026
Reserve study (SIRS)Read on October 20, 2026, both DBPR lists have a row with the association's name. In the submissions-before-July-2025 list: "THE CRICKET CLUB CONDO" (Miami, ZIP 33181, ID 204012). In the July-2025-on list: "CRICKET CLUB CONDO INC." (Miami, ZIP 33181). The lists carry no street address, no submission date and no content of the study (reserves, components, amounts): the name, city and ZIP match this building's, but the list by itself neither confirms it nor says what the study contains.DBPR, SIRS database (lists read on October 20, 2026)
FHA loan (HUD condominium list)The list shows a project named "CRICKET CLUB" at "NE 114TH STREET, MIAMI, FL 33181" (HUD does not publish the street number): ID A007965 001, status Withdrawn on March 1, 2013 (HUD writes 03/01/2013, month/day/year), expiration May 16, 2013. The list has no Approved record under this name. The same list records another project, "CRICKET CLUBHOUSE" (1650 NE 115TH ST), with a single-unit approval (SUA) rejection in 2021; it is a different condominium ("CRICKET CLUBHOUSE CONDO" at the Property Appraiser) and is not attributed to this building.HUD, Condominium Lookup (data "as of 10/20/2026"), read October 20, 2026; verification baseline of October 21, 2026
Flood zone (FEMA)Zone AE with a base flood elevation (EL) of 6 feet at the point on the official map (FEMA MSC, panel 12086C0133L, effective September 11, 2009; read on October 23, 2026).Not read
Special assessments (extra charges the association splits among owners)Pending official confirmation: in the official sources read there is no association notice, vote record or county document setting an amount, a schedule or an approval date for this building. The current amount of a special assessment is not a public record. Not read on October 20, 2026
Court proceedingsThe Miami-Dade Clerk of Courts (the courts' records office) search, according to its own page, requires a security check or an account, and was not consulted: pending official confirmation.Miami-Dade Clerk of Courts, October 20, 2026

What to ask before you offer

The association holds these documents, and you request them in writing before making an offer:

  • Recertification: the status of the case in the county portal (reference folio 30-2232-066-0001), whether the submitted reports were approved and who answers to the county. And the mandatory structural inspection (milestone inspection), if it exists, or confirmation that it has not been done (county rules).
  • SIRS: the study and confirmation that it was submitted to the DBPR, and the current level of reserves.
  • Special assessment: any approved, proposed or under-discussion, with its notice, the vote record, the payment schedule and whether the association has a loan. The guide to the extra charge explains what you can request and what the seller hands over.
  • Major work: what it includes, on what dates, under what permits, who pays for it and how (a charge to owners, a loan or reserves).
  • If you use an FHA loan: the building's status on HUD's list and single-unit approval of a unit, with your lender (how to read the list).

What is NOT public (but you must verify): the unit's exact dues (they vary by unit), the current amount of a special assessment, the current rental, Airbnb or pet rules (they live in the association's documents, not in the public record), the association's internal budgets and reserves, and the building's status on lenders' confidential lists.
